Strong half: AFFO was $0.0564 per unit, up 13.7% year on year, while the full-year distribution guidance of $0.0975 per unit was unchanged.
Internalization done: Management said the internalization of Vital’s management platform is complete and should be 1% to 2% accretive to future AFFO, with longer-term value benefits from better alignment and lower fees.
Portfolio momentum: Like-for-like net property income grew 4%, occupancy finished at 99%, and operator rent cover improved back to the industry benchmark of 50% rent to EBITDAR, especially in Australia.
Capital position: Gearing fell to 39.7%, debt maturity remains more than 3 years, and management said there is material covenant headroom and 85% interest-rate hedging.
Development pipeline: The company approved Coomera Stage 1, while several projects progressed to practical completion; management expects leasing success and says development execution will be a key driver of near-term growth.
Tax benefit: About $6 million of New Zealand tax benefit flowed through the half from the internalization, though the final tax treatment is still subject to an IRD ruling expected in mid-March.
