Instone Real Estate Group SE
Instone Real Estate Group SE is a German residential property developer. It plans, develops, and sells apartment buildings, housing projects, and urban neighborhoods, mainly in Germany. The company turns land or redevelopment sites into finished homes that can be sold to buyers before or during construction. Its customers are mostly private homebuyers, property investors, and institutional buyers such as housing companies or funds. Instone makes money by selling completed apartments and whole residential projects rather than renting them out for long periods. In practice, it sits between landowners, builders, and the end buyer, coordinating the design, permitting, construction, and sale of residential property. What makes the business model different is that it focuses on large-scale housing development in established German cities and metropolitan areas, where land is limited and zoning can be complex. That makes Instone less like a landlord and more like a project developer that earns its fee and profit when a development is successfully planned, built, and sold.

Demand: Management said demand stabilized after an early-year shock from Middle East tensions, with retail sales recovering since May and institutional activity improving, though retail is still below initial targets.
Guidance: The company confirmed the lower end of its 2026 guidance, including sales of at least EUR 650 million, adjusted revenues of EUR 550 million to EUR 600 million, and net profit of EUR 35 million to EUR 40 million.
Margins: Gross margin stayed very strong at 27.9%, and management said it remains comfortable with a full-year target of more than 24% despite some expected cost inflation later in the year.
Institutional Deals: A JV was signed for the Dusseldorf-Benrath project with Ginkgo, taking a 60% stake in a project with a GDV of around EUR 480 million, and several more institutional transactions totaling around EUR 150 million are in advanced stages.
Cash Flow: The business generated EUR 42.7 million of operating cash flow in H1, and liquidity remained strong at nearly EUR 260 million plus more than EUR 130 million of undrawn credit facilities.
Outlook: Management expects a stronger second half, with Q4 again the strongest quarter, helped by sales launches, seasonality, and catch-up in construction progress.
