S Prime Growth Leasehold REIT is a real estate investment trust that owns leasehold rights in income-producing commercial property in Thailand, mainly space rented to office tenants and other business users. It does not build properties itself; it buys long-term rights to collect rent from buildings already in use and then manages those assets as a landlord.
The trust makes money mostly from rental income paid by tenants under lease agreements. Its main customers are companies and organizations that need office or commercial space and are willing to pay for well-located, ready-to-use property rather than develop their own. Investors in the REIT receive the cash flow generated by those leases after operating costs and financing expenses.
What makes this business model different is that it sits between property ownership and traditional investing. SPRIME turns leased commercial property into an income asset, giving tenants access to space and giving investors exposure to rental cash flow without having to own or manage buildings directly.
